Job Title: Building Services Maintenance Technician
Location: Livingston

Summary of Role:

As part of a site based team working on a dayshift basis, delivering high calibre maintenance services within Northern region primarily located at our Livingston manufacturing centre. Responding speedily to fault/breakdown and handyman requests and efficiently undertaking routine scheduled maintenance of plant and/or equipment being pre-requisite and of paramount importance.

Knowledge and applied skills

  • City & Guilds Electrical or Mechanical competency Parts 1 & 2 or SVQ equivalent.
  • Good building services knowledge including mechanical, electrical and refrigeration / HVAC services.
  • Good Understanding Critical building Infrastructure.
  • Good Customer relationship skills.
  • Working knowledge of "Permit to work" systems.
  • Understand and interpret technical drawings/processes.
  • Experience of CMMS and BMS systems.

Desireable Skills

  • Some form of recognised Health & Safety Experience / Qualifications.
  • Time served electrical apprenticeship.
  • Experience of working in a diverse challenging environment.
  • HV/LV switching qualification/experience.
  • Knowledge of Fire prevention and asset protection systems
  • IEE Test and Inspection qualifications.
  • Experience of Microsoft Office applications.
  • Water Quality Experience e.g. ACoPs L8.

Main Duties:

  • Endorse day to day and future compliance to safe working practices, quality standards conformity and best practice methods .
  • Carry out routine planned preventative maintenance tasks as required associated with electrical infrastructure and plant/equipment including but not limited to HVAC mechanical cooling/heating systems, CDA systems as determined by the CMMS system's work orders, in a safe, efficient and effective manner.
  • Investigate faults and identify causes and effect remedies.
  • Ensure corrective/repair works are carried out in accordance with current regulations.
  • Support Handyman / Semi Skilled tasks where applicable.
  • Monitor BMS for running and alarm conditions.
  • Attend to A/C related end user problems. Access ceiling plant and controls, fault finding.
  • Regularly undertake building tours, taking meter readings from UPS, PDU's and utilities.
  • Deputise for the Facilities Manager when appropriate.
  • Prepare accurate/timely reports as required.
  • Assist when and where required with installation works.
  • Participate in emergency call out roster providing cover for weekend and team member absences, as required.
  • Develop a comprehensive understanding of the portfolio buildings within the region, their layouts, functions and complexities.
  • Volunteer ideas/initiatives that contribute to the service levels and delivery.
  • Positive contribution to the "team" effort and the raising of the standard.
  • Establish and develop trusting, meaningful relationships with Facilities Managers, and other colleagues, including end users.
